Many homeowners worry over what they have to declutter or fix up. Before spending too much time & money, show your home to an agent who will make suggestions or suggest repair allowances.

The exact price of your home will depend on its size, neighborhood, upgrades and other factors. Its best to look at recently sold homes in your area, agents use this data called comparative market analysis or “comps.” If you price too high, your home is likely to remain on the market for awhile and pricing too low may bring in multiple bids. So talk with a realtor to look over comps and decide what you feel is a good realistic price.

This is always uncertain but a lot of factors come into place. Is the area selling well and are there other properties for sale nearby? An agent will be able to market your home providing the highest exposure on MLS services, social media and ads.

No. This often results in a buyer feeling uncomfortable & may cause them to rush through a showing. You want buyers to linger in your home and feel comfortable talking aloud to their family and agent

This can vary, but typically is 6% of the home’s sale price. Often shared with the buyer’s agent. This number is agreed upon prior to listing the home. However agents do not get paid until after the sale of the home. For every hour an agent spends with a client, they typically spend nine hours on average working on their behalf doing networking, paperwork and finding potential buyers. Not all agents are created the same so choose one you trust and has a good marketing strategy to get your home sold.

Yes. This can be tricky as you may end up financially paying for two homes, or you may sell quickly and need to rent awhile before finding a new lace. Other times you may be able to close on both homes on the same day. However if you find a home prior to your home selling, you can d a “sale contingency” which states you agree to purchase the home only if your home has a contract. Agents want all parties to close successfully so rely on your agent and lender to have a plan of action.


BUYER questions

You will need to speak with a lender, preferably a local lender who can go over your finances to decide what is best for you. Some lenders have programs you may qualify for zero to little down payment. Let’s talk about your current situation and I can recommend a few.

This depends. Many buyers tend to look online at homes before deciding which homes to view in person. On average, buyers see 10 homes prior to putting in an offer. Seeing too many can often confuse or overwhelm you. But if you tell a realtor your criteria, they should be able to help narrow down homes to help find the ones that meet your needs.

This depends on the market. Some area homes go quick while others sit. If an area is selling quick, you don’t want to offer a low price and insult a seller. You may loose out on the deal altogether. Then some homes may have multiple offers in which you need to be aggressive with your offer if its a home you are really interested in. However if its been sitting on the market for awhile, you never know how low they will go. It’s different for every home & location.

Research the area and look at comparable sales. You can do this yourself or sit down with your agent who can give you their expert opinion.

Typically closings are 30 to 45 days. This allows time for inspections during your due diligence period and to get the loan completed with lenders and the closing attorney.

Yes. While this is your choice, agents will always recommend one. You never know what is behind walls or in the attic. During this due diligence period, you have time to hold an inspection and negotiate repairs with the seller. 

During your due diligence period is the best time, this may differ per contract but typically you have 12 days from the beginning of your  binding contract to back out and still get your earnest money back. If you decide to back out later, you may loose your earnest money that you put down to secure the offer.
